While Vancouver has not always been known for incredible lofts outside of Yaletown and Gastown, historical buildings are now being converted into desirable lofts. There are many newly constructed buildings offering loft residences all over the city. Older buildings are constantly being updated to include loft housing. Lofts in Vancouver can fall into two different categories: new school lofts and old school lofts. New school lofts are considered to be newly constructed homes with soaring ceilings with no distinct bedrooms, brick walls, and concrete flooring. Old school lofts are double-height lofts with a sleeping area above the kitchen and living room. They are converted from older heritage buildings and have an authentic loft atmosphere. Vancouver has over eighty different loft buildings across the city, and they are all unique. No matter what kind of loft you’re looking for, there will be options available. Lofts are in high demand and low supply, so you’ll need to act quickly when the one you love comes up on the market. 

What is a Loft?

Lofts are a type of apartment or condo that has a very distinct architectural style. They have tall ceilings where the walls don’t go all the way up. Typically, the bedroom overlooks the kitchen, dining, and living areas. They typically have only one bedroom and an open concept nature, but that’s not a requirement. There are seven specific types of lofts. 

Hard Loft. A hard loft is when a building with history is converted into a loft. They have an authentic industrial vibe with exposed ductwork, real wooden beams, concrete details, old brick, which all lend themselves to the decor and style of the home. 

Soft Loft. A soft loft is a newly constructed loft with the exact details as the hard loft but considered softer. Perhaps the loft includes carpet or hidden ductwork. This loft-style may have walls that don’t reach the ceiling, making them three-quarter length. Soft lofts have a typical apartment vibe and can be more energy efficient. 

New Hard Loft. With the number of lofts in Vancouver consistently relatively low and so many interested buyers, it’s created a demand for new hard lofts. These lofts try to mimic the authenticity of an actual hard loft, but they’re newly built. 

Open Concept Loft. Open concept lofts have high ceilings and no walls. It’s considered among the most desirable loft styles because of the freedom it allows to create your living space on your own terms. With a lack of walls, your space feels much larger and more welcoming. 

Vertical Nature Loft. The high ceilings define the loft-style. The loft’s vertical nature style includes large windows and other features that highlight the loft’s tall and spacious nature. 

Duplex or Bi-Level Loft. This style of loft has a second level that overlooks the lower level. 

Raw Loft. A raw loft is an unfinished loft space. They typically have few amenities.

Lofts in Vancouver are a hot commodity, so they can be scarce on the market. That isn’t to say that they’re not around the city. Vancouver offers a wide variety of loft styles across the city, in virtually every different neighbourhood. Popular loft communities include Cambie, Chinatown, Coal Harbour, Collingwood, Commercial Drive, Crosstown, Downtown Vancouver, East Village, Fairview, False Creek, Fraser, Gastown, Kerrisdale, Kitsilano, Main Street, Marpole, Mount Pleasant, Railtown, Science World, South Granville, Southlands, West End, West Point Grey, and Yaletown. 

Lofts in Vancouver range in price from $500,000 to $1.5 million. Typically they have one bedroom and can have up to two bathrooms.

The Jacobsen is one of the most sought-after buildings in Vancouver. The impressive six-level building has 125 lofts that are open concept.
